Handyman work is a list of small jobs, and small jobs are easy to underprice. One forgotten trip to the hardware store or one uncharged service call can wipe out the profit on a half-day visit. This guide shows how to break a handyman job into tasks, estimate hours, mark up materials, and set a minimum charge. The free template totals it for you.

1. List every task separately

Walk the house with the customer and write each task as its own line: replace an interior door, patch and paint a drywall hole, fix a leaking faucet, hang shelves. Note sizes, finishes and anything the customer is supplying. Take a photo of each item. Separate tasks make it easy for the customer to drop one if the total is too high, instead of walking away from the whole job.

2. Estimate hours honestly

For each task, estimate hours and crew size. The template multiplies them into labor hours. Include setup, protection of floors and furniture, and cleanup in the hours, because those take real time on small jobs. If a task depends on what you find (opening a wall, pulling a toilet), say so and give a range or an allowance.

3. Materials: cost plus markup

Enter your material cost for each task and a markup percent. The template calculates the materials price. Markup covers the trip to buy it, the time to pick it, returns, and the risk that it is the wrong part. Prices in the template are blank on purpose; use your own receipts.

4. Trip charge and minimums

Small jobs need a floor. Common approaches:

  • A trip or service charge on every visit
  • A minimum charge (for example, a minimum number of billable hours)
  • Both, with the trip charge waived on larger jobs

Whatever you choose, put it on the estimate as its own line so it is not a surprise on the invoice.

5. Repair vs replace as options

Many handyman calls come down to repair or replace. Show both on one estimate: Option A repair, Option B standard replacement, Option C upgraded replacement. Once they choose, send that version to sign and you have the decision in writing.

6. Know where your license ends

Many states and cities require a licensed electrician, plumber or general contractor for certain work or above a dollar amount. Check your local rules, and state on the estimate that work requiring a licensed trade is not included unless listed. That protects you and the customer.

7. Exclusions and hidden conditions

  • Hidden damage found after opening walls or floors
  • Electrical or plumbing work that requires a licensed trade
  • Matching discontinued finishes, tile or paint
  • Moving heavy furniture or appliances

Add a hidden-conditions term: if you find damage or a code issue once work starts, you stop and price the extra work in writing before you continue.

8. Terms worth including

  • Deposit (if any) and when the balance is due
  • The hidden-conditions term above
  • Any change to the task list is priced in writing first
  • How long the estimate is valid

Have your terms reviewed for your state. This template is not legal advice.

9. Get it signed, even for small jobs

A signature on a $300 job feels like overkill until the customer disputes what was included. A signed task list ends that conversation.

Common handyman estimate mistakes

  • One lump-sum price with no task list
  • No trip charge or minimum
  • Materials at cost with no markup
  • No hidden-conditions clause
  • Taking on licensed-trade work without the license
